​​​​The proposals are for up to 50 new homes, including 20 affordable houses for local people, a new village green and children’s play area, and landscaped public open space. The development will include sustainable drainage features, native tree and hedgerow planting and at least 10% biodiversity net gain.

 

The proposals also include the demolition of The Wayne to provide a new vehicular access from Grange Close. The existing vehicular access from Walnut Tree Ground would be retained for pedestrian and cycle use only, providing a safe and direct link to the new village green and the wider Public Right of Way network.

The proposals have been designed to deliver a high-quality, landscape-led extension to the village. The layout has been developed to ensure that new development sits comfortably alongside existing homes, with low-rise buildings, strong landscape buffers, and generous areas of open space that create a soft transition to the surrounding countryside.

  • Landscape buffers to the south-west, south-east and north-east boundaries

  • A basin close to the southwest corner to control surface water within the site to prevent flooding​

A new 'village green'

​

The 2018 Test Valley Public Open Space Audit identifies a significant shortfall of usable public open space within Fyfield, and that the quality of the existing public open space in the village is poor.


Such spaces are essential in a rural village like Fyfield, providing residents with accessible opportunities for walking, casual play, social interaction, and informal exercise. The current provision falls significantly short of the local standard, meaning residents must look beyond the village for these everyday recreational needs. The lack of sufficient play and youth facilities has a direct impact on younger residents and families, reducing opportunities for safe, local, and inclusive recreation within the community.

 

The proposed site has the capacity to comfortably provide over 0.6 hectares of usable, high-quality public open space and a children's play area.  The development has the potential to fully offset the village’s public open space deficit even when accounting for the additional population generated by 50 new dwellings. The creation of a village green would therefore represent a clear benefit to the sustainability and social well-being of Fyfield.​​​
